1 / HOA Assessment & Dues

There will be homeowners association dues to cover the maintenance and insurance of common areas.  Assessment will be made annually.  (at the time of this writing, the common areas are in the permitting stage and have not been constructed, so there is no maintenance and minimal insurance to speak of)

2 / Building

Lot purchasers can select their own builder.  Lots are zoned for single family homes.  Please refer to the county website for the exact plat plan.  Design plans for new building lots must be submitted and approved.  All buildings, fences, walls, decks, and structures need HOA approval.  Outside finishing must be completed within one year after construction has started.  Exterior finishes can be: wood, shingles, siding, brick, stone, or concrete.  Retractable canvas awnings may be used over deck areas but metal and plastic awnings are prohibited. Lakefront lots:  minimum square feet is 2,500.  Lakeview lots:  minimum square feet is 1,500.

3 / Pets & Rental Details

Household pets (2 per household) are permitted but not livestock.  For lakefront lots, riprap must be installed prior to dock construction.  If you wish to rent your home (including AirBNB or VRBO), the following limitations apply:  rental term must be 7 days or more and guest count is limited to 8 people.
